Upon the client's awarding of the General Contractor Lump Sum Contract, the Solutions Team will begin work as the Client’s Representative and coordinate the work of the Contractor in concert with all of the client’s instructions and interpretations of the contract documents. We believe that the role of the Construction Administration team would be to support the Construction Phase and provide the Owner, with relevant, necessary representation during this often complex endeavor.
Close coordination between the Owner, Architect, Project Manager and with all construction trades is paramount for any successful completion.
Our construction Administration Team consists of Sr. Project Architect Thomas Strauser who will enforce the construction documents, consistently review the construction budget and schedules and coordinate with his support team, the significant amount paperwork including: submittals, requests for information, payment applications and shop drawings. The Team will foster effective communication and dissemination of information via monthly status reports that inform the Owner and associated project representatives of project progress.

» Conduct weekly site visits by the A/E team (or as otherwise required during construction- ensure work conforms to contract documents. » Prepare field observation reports detailing the work in progress and noting any deviation from the requirements of the CD’s; rejecting such work and recommend stop-work order as necessary to maintain the proper performance of the contract » Respond to Contractor questions (RFIs) - make necessary clarifications to ensure construction maintains its progress » Respond to Contractor proposed change orders (PCOs) and other claims submitted by the General Contractor » Prepare and Maintain shop drawing, submittal and payment application logs v » Review and approve shop drawings and payment applications » Conduct field reviews to prepare punch list items with input from the Owner, and determine dates of substantial completion and project closeout » Prepare final record drawings based upon the Contractor’s “as-built” drawings. |
PROJECT COMPLETION/CLOSEOUT PHASE
Ensuring work is properly completed means gathering and reviewing closeout documentation received from the Contractor including warranties, Operations Manuals, system training and instruction, completion of punch list work and final agency approvals and make recommendations to the Owner regarding acceptance.
This ensures that you receive “all that is paid for” as well as an orderly resolution of the contractual relationship with the Contractor(s).
» Solutions Architecture goes the extra step and provides a Warranty Work Item Form after the completion and acceptance of construction so that the Owner can formally document the need for Warranty Repairs.
» Solutions Architecture conducts an 11 month warranty walk through to ensure that any Warranty work in need of repair is completed prior to the expiration of the warranty.
EXTENDED CONSTRUCTION ADMINISTRATION/ON-SITE OBSERVATION
As part of Solutions Architecture’s Total Quality Management Solution we are available to dedicate as few or as many (up to full-time) hours of On-Site Supervision as are deemed necessary to ensure that construction is progressing according to plans and specifications.
